 Road Map To Your Home 

PURCHASE AGREEMENT 1 Congratulations! You've found your new Brownstone Homes home.
EARNEST MONEY 2 If your Earnest Money was in the form of a Promissory Note make sure it is redeemed on time.
LOAN PRE--APPROVAL 3 Your Loan Pre-Approval letter is due within 14 days. Our Preferred lender, will submit the application, order a credit report and verify pertinent details.
  4 Note: If your home is still under construction, the closing date written on your contractis an estimate only. Do not lock your loan or make moving arrangements until you have received a 30 Days to Closing Notice which will state your official closing date.
OPTIONS APPOINTMENT & DEPOSIT 5 If your home is still in construction, you have the option of selecting additional customizations from the Options & Upgrades Sheet. Once you loan letter is received, earnest money is deposited & released to the builder, your sales agent will contact you to set up an appointment to view available customizations. After choices are finalized, a deposit of 50% of all options is required. All deposits for options are non-refundable and will be applied toward closing costs and/or prepaids at closing.
APPRAISAL 6 Your sales price & loan amount are confirmed or adjusted. Your lender now requests any additional information to finalize your loan & orders the appraisal.
30 DAY NOTICE 7 30 Days to Closing Notice with your official closing date will arrive. Notify your lender of this date. A construction department representative will contact you to schedule your New Home Orientation for 5-7 days prior to closing. Your appointment will be on a Tue, Wed or Thurs.
  8 Continue direct contact with your lender. Provide the last few things needed for verification.
UTILITIES 9 Set up utilities from Utilities List. Phone & cable services may take a few days to connect. Call Post Office for mailbox keys.
  10 Finishing touches are being installed to make the home uniquely yours.
PROFESSIONAL INSPECTION 11 Independent professional inspections (if desired), to be completed & any addendum(s) turned in at least 48hrs prior to your New Home Orientation appointment. (Please notify agents of time & date of inspection).
ORIENTATION 12 Your Construction department representative will meet you at your new home on the date of your New Home Orientation. (Appointments usually last 1-2 hrs)
SIGNING & FUNDING 13 Once your loan documents arrive Fidelity Title will call you to set up a signing time & notify you of any money due. Signed documents are then returned to the lender for review & funding. (It takes approx. 24-48 hrs from Signing to Closing).
RE-WALK 14 The Re-Walk is a follow-up appointment to the New Home Orientation usually done on or around your closing date.
CLOSING & KEYS 15 Finally, documents are sent to the county for recording. Fidelity Title calls to tell you, your home has closed & is now yours! Come on out to the office to pick up your keys!
